Peter Hungerford
Real Estate Investor Based in New York City
An experienced real estate executive, Peter Hungerford launched his career in 2005 when he started a real estate brokerage in New York City. Over the course of four years, Peter Hungerford sold more than $100,000,000 in multifamily apartment buildings and brokered more than 1,000 leases. Subsequently, he relocated to Rochester and started to purchase his own buildings with a focus on distressed properties. In less than five years, his portfolio consisted of more than 1,000 units ranging from single-family homes to entire apartment complexes. With this experience under his belt, Peter Hungerford decided to return to New York City to establish PH Realty Capital.
As founder and managing principal of PH Realty Capital, Peter Hungerford has focused on building key capital partner relationships and leveraging these to purchase value-add commercial real estate. Since 2015, he has purchased more than 1,000,000 commercial square feet in the city, which includes more than 3,500 individual units. Hungerford has also built a team of construction experts who are able to handle turnarounds from start to finish for even the most distressed of properties. This ability has set his firm apart in the market. PH Realty Capital continues to put emphasis on construction and views it as one of its core competencies.
Hungerford’s work in real estate is informed by his academic background. As an undergraduate at Syracuse University, he studied both accounting and economics. During his first stint in New York City, he briefly took time away from real estate development to pursue graduate work at Columbia University. He finished with a master’s degree in finance and a second master's degree in operations research. These experiences frame how he thinks about the market and how he assesses the value in the deals that cross his desk.
